Light Steel Frame

Light Steel Frame Builds in the Algarve, Managed for You

LSF can deliver a faster, more precise and more energy-efficient home than block and concrete, but only if the frame is designed, built and checked properly. We protect you at every stage of construction, from licensing to handover.

Why build in light steel frame?

Light steel frame (LSF) uses cold-formed galvanised steel profiles, cut to the millimetre from the engineer's model, in place of a concrete frame and block walls. For many Algarve villas it is a genuinely better way to build.

01

Faster on site

the frame goes up in weeks rather than months, and dry construction means far less waiting for concrete to cure.

02

Precise

profiles are machine-cut to the design, so walls are straight, openings are square and finishes go on cleanly.

03

Better thermal performance

insulation fills the frame and an external insulation layer wraps it, so the house stays cooler in summer and cheaper to heat in winter.

04

Lighter structure

a fraction of the weight of concrete and block, which can mean smaller foundations and makes sloping or tricky plots easier to build on.

05

Strong in an earthquake zone

the Algarve is Portugal's most seismic region; a light, ductile steel frame performs well when designed to the Eurocodes.

06

Durable and cleaner

galvanised steel does not rot, warp or attract termites, generates little site waste and is recyclable.

What can go wrong with LSF

LSF is less forgiving of poor workmanship than people expect, and there are fewer experienced crews in the Algarve than for traditional building. The most common problems:

  • Contractors who sell LSF but have built very few, or only small annexes
  • Frames that do not match the engineer's drawings, or missing bracing and fixings
  • Thermal bridges and condensation from poor membranes or insulation detailing
  • Weak acoustic separation between rooms
  • Payment schedules that front-load money before the frame is even on site

Once the plasterboard is on, these problems are hidden. That is why independent checks before each stage is closed up matter so much.

How Orla manages your LSF build

  1. Licensing and design check - we check your project and engineering are complete and the licensing route is right, so the build can legally start and the house can be sold later.
  2. Vetting LSF contractors - we tender to contractors with proven LSF villas, visit their previous builds and compare like-for-like quotes.
  3. Contract and payment schedule - payments tied to completed, inspected stages, with programme, retentions and penalties written in.
  4. Frame inspection before walls close - we check the frame against the drawings: profiles, fixings, bracing, openings and connections.
  5. Envelope and insulation checks - membranes, insulation, external insulation system and windows inspected before they are covered.
  6. Everything else to handover - pool, landscaping, services and interior fit-out coordinated, with regular photo reports and monthly budget tracking wherever you live.

Featured project

Villa Porches, a light steel frame villa in Porches

A contemporary single-storey villa built with a light steel frame, delivering a faster, more precise build with superior thermal performance. The design centres on a large covered terrace that opens fully to the pool and garden. The build was managed from structural frame through to handover, including the pool, landscaping and all interior fit-out.

Managed by David Swift, Orla's Operations Director, before Orla was founded.

Frequently asked questions

Is LSF allowed in Portugal and does it need a licence?

Yes. LSF is an accepted construction method in Portugal and needs the same architecture, engineering and municipal licensing as any other new build.

Is LSF cheaper than traditional building?

Not always per square metre, but the shorter programme, fewer delays and lower running costs often make it better value overall. We compare real quotes for your project.

How long does an LSF villa take?

The frame itself goes up quickly; the overall programme depends on design, licensing and finishes. We set a realistic programme with the contractor before you sign.

Can I get a mortgage on an LSF house?

Many lenders will consider LSF; check with your bank early, and we can supply the technical documentation they ask for.

How does LSF cope with Algarve summers?

Very well when insulation, ventilation and shading are designed properly, which is part of what we check.

Do you build the house?

No. Orla is not a builder. We work only for you: we choose and manage the LSF contractor and check the work.

What does it cost to use Orla?

A monthly fee from €2,500, not a percentage of the build, depending on project size and location.
