Palmares — LT73

Palmares Ocean Living & Golf, Lagos

A private client came to us with a plot at Palmares Ocean Living & Golf and an architect's design that had already gone through full tender — and come back significantly over budget. The project needed rescuing before it had broken ground.

Over the following six months, Orla Algarve led a complete value engineering exercise: redesigning the property from scratch to deliver the same architectural ambition at a buildable cost, navigating the resort's internal planning board consultation process, and drawing on our relationships with both Palmares and the local Câmara Municipal to keep the project advancing at every stage.

The client arrived with no established network in Portugal. He now has one. The design is resolved, planning consultation is complete, and he has two clear routes to delivery: modular construction via our InHaus partnership, offering a fixed price and compressed programme, or a traditional build managed by Orla with our established construction partners.

Target exit value: €7 million+.

Vale Centeanes

Carvoeiro, Algarve

Some of the most complex builds in the Algarve are not new builds at all. The property at Vale Centeanes, Carvoeiro was originally constructed in the 1980s — a period when building regulations in Portugal were loosely enforced at best, and frequently ignored. When we opened up the structure, we found what we have come to expect from buildings of that era: a series of findings that were not on any drawing, not in any survey, and not something anyone could have anticipated without getting into the fabric of the building itself.

The project required a full remodel and the demolition of certain areas — not for aesthetic reasons, but because they had to go. Working around an existing structure with unknown conditions beneath it demands a different kind of management to a new build. Decisions have to be made quickly, with incomplete information, and the ripple effect of each one has to be tracked across a project with many moving parts.

The result is a property that performs structurally, meets current building regulations, and has been transformed from a dated four-bedroom 1980s house into something the client is genuinely proud of. Five bedrooms — all en-suite — a walkable roof terrace, an outdoor kitchen, and an interior bar area. A complete reinvention of what the property was capable of.

Porches, Algarve

A contemporary single-storey villa built using a light steel frame structure, delivering a faster, more precise build with superior thermal performance. The design centres on a large covered terrace that fully opens to the pool and garden, blurring the boundary between inside and out. Orla Algarve managed the full build from structural frame through to handover, including the pool, landscaping, and all interior fit-out.

Jardim da Meia Praia

Meia Praia, Lagos

A full apartment renovation within the established Jardim da Meia Praia resort, close to the beach at Meia Praia in Lagos. Orla Algarve managed the complete refurbishment of the interior, including living spaces, bedroom, and bathroom, to a holiday-let specification, coordinating all trades within a tight programme to minimise void time for the international owner.

Villa Kasbah

Algarve, Portugal

A large-scale Moorish-inspired villa of striking architectural character, featuring pointed archways, a dramatic infinity pool, and an expansive colonnaded terrace. Orla Algarve managed the build from structural completion through to full handover, coordinating specialist trades to deliver a finish in keeping with the villa's extraordinary design.

Quinta do Monte Funchal

Lagos, Algarve

A substantial traditional villa build across multiple levels, set within the Quinta do Monte Funchal estate in Lagos. Managed from groundworks through to full completion, including pool construction, landscaping, a custom pergola structure, and a high-specification kitchen fit-out. Delivered to an international client on time and to budget.
